Buying land or a plot: what to check

A grounded checklist for comparing plots, understanding access and use, and organising the document questions that should come before a commitment.

Marketplace guide

A concise starting point from Elite properties for a better property conversation.

Understand the land before the promise

Record the exact village, taluk, district, survey references if available, plot dimensions, road access, intended use, and any development context. Nearby landmarks are useful for discovery, but they are not a substitute for identifying the land precisely.

Ask what is included in the quoted price and whether the land is part of an approved layout or development. Treat claims about future roads, utilities, zoning, or appreciation as questions to verify, not as assurances.

  • Exact location, survey references, boundaries, and approach road
  • Plot dimensions, orientation, terrain, drainage, and visible access
  • Intended use and the approvals or restrictions that may apply

Organise the document review

Ask for the ownership chain and the records relevant to the land, such as encumbrance information, revenue records, survey or subdivision details, layout approval, and permissions that may apply to the proposed use.

The exact documents and checks depend on the property and location. Ask a qualified local property lawyer or survey professional to confirm what is needed, compare the records with the site, and explain any discrepancy.

Visit the site and the route

Walk the actual access route and boundaries where possible. Check the road width and condition, neighbouring use, drainage, water and power availability, low-lying areas, and whether the physical site matches the plan or description.

Do not pay because a plot is described as urgent, limited, or future-ready. Ask for written answers, a clear payment trail, and time to complete the checks that matter to your decision.

Verify before you act

Land transactions can involve location-specific records, approvals, and title questions. This guide is a starting checklist, not legal advice; obtain independent professional review before paying or signing.

Quick checklist

  • Identify the land using precise location and survey information.
  • Confirm ownership, encumbrance, revenue, survey, and layout records with professional help.
  • Verify access, boundaries, land use, and site conditions in person.
  • Confirm the approvals or permissions relevant to your intended use.
  • Keep every document, map, receipt, and written response together.
