Define the rental brief
Before you enquire, note your preferred localities, move-in window, household needs, furnishing preference, and the way you will use the home. This helps you avoid spending time on homes that cannot work in practice.
Be clear about your total housing budget and ask what is included or excluded. Do not assume that maintenance, parking, utilities, appliances, or other services are part of the quoted rent.

Inspect the home and the arrangement
At a visit, check locks, water flow, ventilation, electrical points, appliances, visible dampness, mobile connectivity, noise, and access. Ask how repairs are reported and who handles them.
Ask for the identity and authority of the person offering the home. Confirm the address, possession date, notice terms, deposit handling, and what condition the home should be in at handover.
Read before you move in
Read the rental agreement in full, including renewal, notice, maintenance, alterations, guests, parking, and deposit-return terms. Ask for corrections in writing before signing.
Keep a dated record of the handover condition, meter readings where relevant, keys, fixtures, and payments. Store the agreement and receipts somewhere you can access later.
Verify before you act
Rental terms vary by property and agreement. Verify the home, the representative, the payment recipient, and the written terms independently before transferring money or taking possession.
